Legionella Risk Assessment
Legionella is a bacteria that can cause life-threatening infectious diseases and thrives in ambient temperature water (20°c - 45°c). A prime example of this temperature range is within a domestic hot water system and, as a result, there is a legal requirement for a landlord or professional agent to ensure a risk assessment is conducted within their rental properties.
Upon completion of a risk assessment, it is the landlord or professional agent's responsibility to manage any identified risk and take preventative measures to reduce the chance of future contamination. It is a requirement for records to be kept up to date for each rental property and retained for 5 years.
